What We Clean on Every Visit

Filters

The washable mesh filters behind the front panel are rinsed and reseated.

Evaporator coil

The coil's aluminum fins are washed front to back until the runoff comes out clear.

Blower wheel

Hidden behind the coil, the blower wheel is washed. Dust, residue, and other buildup can collect on its blades, contributing to odors and reduced airflow.

Drain pan

The pan under the coil that holds condensate is cleaned out.

Louvers and outer shell

The visible plastic at the outlet and the outer shell are wiped down.

Condensate line

The drain line is flushed, and flow is confirmed at the exterior.

Why it matters

A dirty mini-split works against you

A wet coil collects everything that passes through it. Left alone, that buildup causes four real problems:

1. Odors and buildup

Dust, residue, and other buildup can collect on the coil and blower wheel, contributing to odors and reduced airflow.

2. Warranty requirements

Some manufacturers require routine maintenance under their warranty terms. Check the documentation for your specific system. We provide a dated service record after cleaning.

3. Reduced airflow and efficiency

Buildup on the wheel and coil can reduce airflow, which may make the system run longer to reach the same setpoint.

4. Water damage

A clogged drain line can back up and let the pan overflow onto your wall or floor.

Will a cleaning void my manufacturer warranty?

We don't take the unit off the wall or do any refrigerant work. Some manufacturers require routine maintenance under their warranty terms, so check the documentation for your specific system. We provide a dated service record after cleaning.

Do you take the unit off the wall?

Never. Everything is worked on in place. The line set stays connected and we do not perform refrigerant work of any kind.

How messy is it?

A vinyl catch bag around the unit drains into a bucket, and floors and furniture are covered before anything opens. We use one outlet and one sink and leave the room as we found it. Some splashing may occur, so it's suggested to move any electronics or other sensitive materials like books.

How often should this be done?

Every year for most households in the Northeast. More so if you have pets, a head in a kitchen, or you run cooling heavily from June through September.

Is the sanitizer safe around children and pets?

Can you clean a ceiling cassette?

Yes. Cassettes take longer and are quoted at $250 per head. Floor-mounts and slim ducted units are quoted after we see a photo.

What happens if you find a mechanical fault?

We document it, show you, and stop there. Since we do not do refrigerant or motor work, there is nothing for us to sell you. We will pass along two local installers who handle that work.
